Revitalization Plans for Iconic Moulmein Road Heritage Site

The Singapore Land Authority (SLA) recently concluded the tender process for the historic site at 2 Moulmein Road, awarding the master tenancy to Country City Investment. This cluster of over 40 buildings, initially established as Middleton Hospital in 1913 and later serving as the Communicable Diseases Centre, will undergo significant transformation under the new lease. The site spans an impressive gross floor area of 139,700 sq ft and is strategically positioned near the Novena MRT Station.

The vision for this heritage property includes a dynamic mix of uses such as co-living spaces, wellness and fitness centers, pet-friendly services, and educational facilities. Furthermore, the plan allocates approximately 41,900 sq ft to food and beverage (F&B) and retail operations, enhancing the area’s community-focused offerings.

Country City Investment, renowned for their development of the Dempsey Hill lifestyle enclave, secured the lease with a monthly rental bid of $388,800, marginally higher than competing bids. The lease agreement is set for an initial five-year term with the possibility of renewal for an additional four years. This marks another significant project by the developer, aiming to preserve the estate’s heritage while introducing modern amenities and services that cater to diverse age groups and interests.

Comparative to other upcoming projects like Sembawang Drive EC, the development at Moulmein Road emphasizes sustainability and community, with plans featuring thematic zones, sports facilities, and enriching learning spaces. Both projects highlight the trend of integrating lifestyle elements with residential living, showcasing the evolving nature of real estate developments in Singapore.

Details of the Redevelopment Plan

Dylan Soh, business development manager at Country City Investment, shared that the revamped property will not only respect the site’s historical significance but will also include modern elements that foster connection and exploration. The site’s adaptive reuse is expected to feature restaurants, cafés, sports complexes, and enrichment venues, all set to be available by the first quarter of 2027.

From its historical roots as a medical facility to its future incarnation as a vibrant community hub, the transformation of 2 Moulmein Road is poised to enhance the local neighborhood while offering new opportunities for social and recreational engagement.
